Lease Execution & Move-In

We prepare and execute a California-compliant lease agreement, collect the security deposit and first month's rent, conduct a detailed move-in inspection with photos, and provide the resident with all required disclosures and contact information.
Rent Collection & Owner Disbursement
Monthly, ongoing
Rent is collected on the 1st of each month via our Appfolio platform. Owner disbursements are processed by the 15th of each month, accompanied by a detailed monthly owner statement showing all income, expenses, and maintenance activity.

13–21 days for vacant units. For properties with existing tenants, management transitions are seamless — residents are notified via certified letter and the online portal within 48 hours of signing.
